How to Find 1031 Exchange Properties for Sale

A 1031 exchange gives you 45 days from the sale of your relinquished property to identify up to three replacement properties — and 180 days to close. The clock starts the moment escrow closes on your sale.

    Understanding the Timeline

    • Day 0: Relinquished property closes
    • Day 1–45: Identification period — you must formally identify up to 3 replacement properties in writing
    • Day 46–180: Exchange period — you must close on at least one identified property

    What Properties Qualify?

Under IRC Section 1031, the replacement property must be "like-kind" — meaning any U.S. real estate held for investment or business use. You can exchange an apartment building for a commercial property, raw land, or another apartment building — the asset classes don't have to match exactly.

    Strategies for Finding Replacement Properties

    • Work with a specialist: Samimi CRE Advisors maintains an active database of available properties and has off-market access that listed properties don't.
    • Be flexible on type: If multifamily is tight, consider DSTs (Delaware Statutory Trusts) as a passive 1031 replacement option.
    • Start early: Ideally, begin identifying replacement properties before your sale closes to avoid deadline pressure.
