    Medians, not averages. Median is used throughout so that one outsized trophy sale does not distort a submarket.

    Price per unit is a subset. It is calculated only on transactions with a recorded unit count of two or more, and published only where that subset contains at least five transactions. Cities showing "n/a" have closed deals but too thin a unit-count sample to publish a defensible figure.

    This is a brokerage book, not a market index. It is weighted toward the submarkets where Cameron Samimi transacts most heavily and toward the 2–30 unit product type. It should be read alongside, not instead of, CoStar or county recorder data.
