A Guide to Commercial Real Estate for Sale
Whether you're a first-time investor or an experienced operator, buying commercial real estate in Los Angeles requires a strategic approach. This guide covers everything you need to know.
Types of Commercial Real Estate
- Multifamily: Apartment buildings with 5+ units. Most common investment type in LA County.
- Mixed-Use: Ground-floor retail with residential above. Common in walkable LA neighborhoods.
- Office: Single-tenant or multi-tenant office buildings.
- Industrial/Warehouse: Light industrial, distribution, flex space.
- Retail: Strip malls, standalone retail, neighborhood centers.
Key Metrics to Evaluate
- Cap Rate: NOI ÷ Purchase Price. Higher cap rate = higher yield, but typically more risk.
- GRM (Gross Rent Multiplier): Price ÷ Annual Gross Rents.
- Cash-on-Cash Return: Annual pre-tax cash flow ÷ total cash invested.
- Debt Service Coverage Ratio (DSCR): NOI ÷ Annual Debt Service. Lenders typically require 1.25x+.
Due Diligence Checklist
Before closing, always review rent rolls, operating statements (2–3 years), leases, inspection reports, title, and environmental reports. Never waive due diligence contingencies in LA commercial transactions.
