How to Determine Rental Value of Property Accurately
Knowing the accurate rental value of your property is critical whether you're setting initial rents, evaluating a property for purchase, or preparing to sell. Here's how to do it right.
Method 1: Comparable Rent Analysis
The most reliable approach: find comparable units in the same neighborhood that are currently renting. Look for similar:
- Unit size (square footage)
- Bedroom/bathroom count
- Building age and condition
- Amenities (parking, laundry, A/C)
- Proximity to transit, retail, employers
Sources for comp data: Zillow, Apartments.com, Craigslist, and your broker's proprietary database.
Method 2: Gross Rent Multiplier (GRM) Reverse Engineering
If you know a property's sale price and the prevailing GRM in the neighborhood, you can estimate what rents should be to justify that price. This is especially useful for evaluating whether current rents are at, above, or below market.
RSO Considerations in Los Angeles
Los Angeles has one of the most restrictive rent control regimes in the country. The RSO (Rent Stabilization Ordinance) applies to most multi-unit buildings built before 1978. RSO-covered units have annual allowable rent increases limited by the City — knowing which units are covered is essential before making any rent projections.
Market Rent vs. In-Place Rent
One of the most important metrics for LA multifamily investors is the spread between in-place rents and market rents — this represents value-add upside as units turn over. A building with rents 30% below market has significant embedded value.
